Getting the home ready.
Before anything goes live, we walk the home with you and sort out what's worth doing and what isn't. Maybe a stager. Maybe paint and a few repairs. Maybe nothing. The way I look at it, a dollar you spend before you list has to come back in the sale. If not, I'd rather you kept it.

Pricing it against what sold nearby.
We price your home against homes like it that sold close by. They're a similar size, in similar shape. I'd rather show you those sales than hand you a number with nothing behind it.

Picking the list date.
The list date follows the home, not a guess about the market. Once it's ready and the photos are done, it goes live. Got a date you need to be out by? We work back from that.
Selling from out of state.
Already moved, or moving before it sells? Here's how the steps work without you in town.
- Walkthroughs on video. We walk the home with you on video before it lists, so you see what we see and decide from where you are.
- We line up the vendors. We bring in the stager and photographer and set the times. So no one waits on you to fly in.
- A written update every week. Until you have an offer, you get one by email each week with the showings and what buyers said.
- Signing from where you are. Your title company sets how you sign from out of state. So we bring them in early.
